Information for tenants and residents

Whether you found us privately or were placed by your council, you are our resident and the property is our responsibility.

What you can expect from us

Grounded in care, committed to all. That is not a line for landlords; it is how we run tenancies. Every home we manage is kept compliant, repairs are handled by our own engineers, and there is a person at the end of the phone rather than a ticket number.

Repairs and safety

  • Report repairs by phone or email and our own team attends
  • Gas safety, electrical and fire checks carried out and certified on schedule
  • Emergencies prioritised, including loss of heating, water or power

Support beyond the tenancy

For residents placed through a local authority, we offer help with CV writing and interview preparation, school admissions, applying for grants and hardship funds, and referrals to local GPs and mental health support. Ask us and we will point you in the right direction. More on our community care page.

Paying rent and your deposit

Rent dates and payment details are set out in your tenancy agreement. Where a deposit is held, it is protected in a government-approved scheme and you receive the prescribed information at the start of the tenancy.

Tenant questions

How do I report a repair?
Call the office on 020 8058 4959 or email us. Repairs go straight to our own maintenance team rather than an outside contractor, so they are attended quickly.
Is my deposit protected?
Yes. Where a deposit is taken it is protected in a government-approved tenancy deposit scheme and you are given the prescribed information.
What fees will I be charged?
Only those permitted by the Tenant Fees Act 2019. We do not charge for referencing, viewings, inventories or renewals. See our fees page for the detail.
I was placed here by my council. Who do I speak to?
Us, for anything to do with the property itself. For anything about your housing application or benefits, your council remains your point of contact, and we will help you reach the right team.
Can I decorate or keep a pet?
Ask us first. Many of our landlords are open to both, but it needs written permission so it does not affect your tenancy.
