Frequently asked questions
Straight answers to the questions landlords, developers and councils ask us most often.
What is guaranteed rent?
A fixed monthly payment made to you by Redwood Residences for the length of an agreement, regardless of whether the property is occupied. You are paid by us, not by a tenant.
How long are your agreements?
Typically three to five years, and up to ten years for whole blocks or portfolios. Longer agreements usually attract a stronger monthly figure.
Do you charge management fees?
Not on guaranteed rent. The figure we agree is the figure paid into your account. On standard managed lettings, fees are agreed in writing before anything starts.
Who lives in a Redwood home?
Households placed through long-term agreements with local authorities and housing partners, alongside vetted private and corporate tenants, depending on the property and area.
Who handles repairs?
Our own in-house maintenance teams, for day-to-day repairs and general wear. Structural items and major plant remain the owner's responsibility.
What areas do you cover?
Fifty areas across East, North, South and Central London and out through Essex. See the full list on our areas page.
Can you take over from my current agent?
Yes. We handle the handover, collect the compliance records, fill any gaps and take over rent collection from the following month.
Do you buy property as well as manage it?
Yes. We are actively acquiring residential assets across London and Essex, including tenanted stock, portfolios and whole blocks.
How does onboarding work?
Once terms are agreed we handle contracts, compliance checks, inventory and the first placement. Most properties are live within a fortnight.
What happens at the end of an agreement?
The property is returned with vacant possession in the condition it was taken, fair wear excepted, along with a full compliance record.
Are you a Registered Provider?
Yes, which is what allows us to place stock directly with local authorities for temporary and settled accommodation.
Is the quote tool a real valuation?
It produces an indicative assessment based on your answers. A lettings manager confirms both figures before they are released to you, so the rent we quote is one we can stand behind.
Still have a question?
Call us or send a message and a lettings manager will come back to you the same working day.
